Orange County Pool Builder

Custom Pool Builder in
San Clemente, CA

San Clemente is a tale of two backyards. On the west side of the freeway, homes sit on bluff-top lots above the pier and along beach-close streets where the pool has to earn its ocean view; inland, the Talega and Forster Ranch neighborhoods were built for family life, with lots sized for full swim zones, baja shelves, and spillover spas. Our San Clemente projects span both — vanishing edges that frame the horizon on the coastal side, and kid-proof gunite builds with fire pits and turf lawns in the master-planned tracts.

What shapes a San Clemente build more than most Orange County cities is the coast itself: much of the city sits in the Coastal Zone, where swimming pools are expressly covered by San Clemente's coastal development review, and bluff-top lots add geotechnical and bluff-stability engineering before the city will approve anything. We bring the engineers in during design so the pool is built for the lot, not reworked after review.

Permitting & HOA

Coastal Permits, Bluff Lots & HOA Review in San Clemente

If your lot is in the Coastal Zone — most of the city's beach and bluff neighborhoods are — the pool package needs a Coastal Development Permit processed through the city's Local Coastal Program, and the city's coastal development review explicitly covers swimming pools. The permit covers the pool, decking, grading, and equipment together, so the design is submitted as one coherent package rather than piecemeal. On bluff-top lots, expect geotechnical review and bluff-stability findings before approval; we commission that work during design, not after.

Inland, Talega and the other association-governed neighborhoods add architectural review — typically 2–6 weeks covering equipment screening, wall heights, and material colors — which we run in parallel with the city permit. And on any salt-air-adjacent lot we spec corrosion-resistant fixtures, sealed equipment, and salt-compatible finishes so the coastal environment doesn't shorten the system's life.

San Clemente Pool Building FAQs

If your lot is in the Coastal Zone, yes — swimming pools are expressly included in the city's coastal development review, processed locally through San Clemente's Local Coastal Program. Inland neighborhoods like Talega skip the coastal permit but carry HOA architectural review instead, and we handle both.

Yes, with the right engineering. Bluff lots need geotechnical review and bluff-stability findings before the city approves, and drainage has to move water away from the bluff edge. We commission the geotechnical work during design so the pool is engineered for the lot the first time through.

Custom gunite pools in San Clemente typically start around $60,000, with most builds landing between $75,000 and $130,000 once spas, baja shelves, fire features, and outdoor living are included. Coastal lots carry added engineering and permit scope, which we price honestly up front rather than discovering mid-project.

Plan on 8–12 weeks of construction from excavation to first swim once permits are issued. The coastal permit and any geotechnical review add time on the front end, and Talega homeowners should add 2–6 weeks of parallel HOA review — complete first submittals are what keep that window from stretching.
