Orange County Pool Builder

Custom Pool Builder in
Orange, CA

The City of Orange covers a lot of ground: the historic homes around Old Towne's plaza, large semi-rural lots in Orange Park Acres, and hillside neighborhoods toward the eastern foothills. It also surrounds Villa Park, where we've completed a luxury estate build. A pool here might be a compact family build behind a bungalow or an estate-scale backyard on an acre.

The permit path depends on where the lot sits. Most of Orange is incorporated city, but some pockets — including parts of Orange Park Acres — are unincorporated County of Orange land. We confirm the jurisdiction first, then design to its requirements.

Permitting & HOA

City, County & Historic-District Review

Inside city limits, pool permits come from the City of Orange; on unincorporated parcels they come from the County of Orange. Properties in the Old Towne historic district can face design review for changes visible from the street, though a backyard pool usually isn't — we check before design is final.

Hillside lots in the eastern neighborhoods add geotechnical review and engineered drainage, and some neighborhoods have association review. Large lots often need longer gas and electrical runs, which we plan into the permit package.

Orange Pool Building FAQs

Most of Orange is within city limits, but some areas, including parts of Orange Park Acres, are unincorporated County of Orange land. We confirm the jurisdiction from the parcel before submitting anything.

Usually. Historic-district design review focuses on changes visible from the street, and a backyard pool typically isn't. We confirm with the city during design so there are no surprises.

We don't publish a separate range for this area — budgets follow our Orange County figures: compact pools from about $60,000, most complete builds $85,000–$120,000, and luxury builds from $150,000. Remodels typically run $40,000–$80,000. Neighboring Villa Park estate builds typically run $100,000–$250,000+.

Plan on two to four weeks of design, two to six weeks for engineering, permits and association review, and eight to twelve weeks of construction from excavation to first swim.
