Custom Pool Builder in
Corona del Mar, CA

Corona del Mar is part of Newport Beach, but it builds like its own place. The village streets near Coast Highway are lined with narrow lots where a pool has to share the yard with everything else, while homes along the bluffs and in the hillside enclaves above the harbor have views and grade to work with.

On compact lots, the right pool is often a cocktail or plunge-size gunite pool with an integrated spa, set to the setback lines so you keep usable yard. On bluff and hillside lots the conversation turns to engineering. Either way, salt air means stainless and corrosion-resistant equipment, and we spec it from the start.

Permitting & HOA

Building in Corona del Mar

Pool permits come from the City of Newport Beach. Many Corona del Mar properties fall within the California Coastal Zone, so a coastal development permit or exemption may be needed in addition to the building permit, depending on the lot and the scope.

Small village lots are governed mostly by setbacks, easements and equipment placement, while bluff-top lots add geotechnical review and slope setbacks. Some hillside enclaves also have association review. We sort out which apply before design is final so the permit package goes in complete.

Corona del Mar Pool Building FAQs

Usually. A compact gunite pool — roughly the 12' x 24' range — with an integrated spa fits many village lots once we map setbacks, easements and where the equipment can go. Compact custom pools typically run $60,000–$80,000.

Newport Beach projects most often land between $85,000 and $150,000. Compact village builds can come in lower, while bluff-top lots carry added engineering and permitting costs.

Some do. It depends on the lot's location within the Coastal Zone and the scope of work. We check during design and handle any coastal submittal with the City of Newport Beach.

We spec stainless and corrosion-resistant fittings, sealed equipment enclosures and finishes suited to the coast, and place equipment where it's sheltered and serviceable.
