Orange County Pool Builder

Custom Pool Builder in
Newport Coast, CA

Newport Coast became part of the City of Newport Beach in 2002, and its homes climb the hills above Crystal Cove in terraced, mostly gated neighborhoods. Nearly every lot has a view and a grade change, which is why pools here tend toward vanishing edges, raised spas and decks that step down the slope toward the ocean.

Those same slopes are what make the engineering serious. Hillside lots need geotechnical review, drainage that keeps water away from the shell and the slope, and structural work that holds the grade — all before the design is final. Our office is a short drive away on Newport Center Drive, and we plan the engineering, coastal review and community approvals together from the first walkthrough.

Permitting & HOA

Permits, Coastal Review & Community Approval

Pool permits in Newport Coast come from the City of Newport Beach. Because much of the area sits within the California Coastal Zone, a project may also need a coastal development permit or exemption — we confirm which applies to your lot during design.

Most Newport Coast neighborhoods have community associations with architectural review, so the plot plan, materials and landscaping go to the association as well as the city. Slope lots add geotechnical reports and grading review. We prepare every package together so one review doesn't stall another.

Newport Coast Pool Building FAQs

Often, yes — view lots with a natural drop are the best candidates for a vanishing edge. The catch basin, surge capacity and slope engineering have to work on your specific lot, so we confirm feasibility with the geotechnical review before you commit. Vanishing-edge pools typically run $150,000–$250,000+.

Newport Beach projects most often land between $85,000 and $150,000, and hillside engineering, retaining and view-oriented features push Newport Coast builds toward the upper end. Your site walkthrough turns that range into a line-item bid.

It depends on where your lot sits relative to the Coastal Zone boundary and what the project involves. Some projects need a coastal development permit; others qualify for an exemption. We determine which applies during design and handle the submittal with the city.

Plan on two to four weeks of design, two to six weeks for engineering, permits and association review, and eight to twelve weeks of construction from excavation to first swim. Hillside and coastal review can lengthen the permit phase, which is why we start it as soon as the design is approved.
