From Excavation to First Swim

New Pool Construction in Orange County

New construction is our core craft: excavation, steel, shotcrete, plumbing, tile, coping, and plaster executed by the same Coastline crew from day one to hand-off. We pull the permit, coordinate engineering and city inspections, and keep the build on a schedule you can plan around — typically 8 to 12 weeks from excavation to first swim on most Orange County lots.

The Coastline Standard

  • Full site evaluation, layout & engineering before we dig
  • Permits pulled with your city — 180+ to date
  • In-house crew on your job start to finish, no mid-project handoffs
  • 8–12 week typical dig-to-swim timeline

Your Build, Phase by Phase

  • Layout & excavation — the pool is painted on the ground and dug, usually in 1–3 days
  • Steel & plumbing — the rebar cage, skimmers, returns, and feature lines set to plan
  • Shotcrete — the gunite shell is sprayed and cured, the structural heart of the pool
  • Tile & coping — waterline tile, coping, and any raised walls are set
  • Decking & equipment — pumps, heaters, and automation installed and wired
  • Plaster & startup — interior finish applied, pool filled, balanced, and handed over

Permits & Engineering — Handled For You

Before anyone digs, we've already handled engineering, soils requirements, and your city's permit — we've pulled more than 180 across Southern California. Your job is approving the design. Ours is everything after.

How Long It Actually Takes

Most Orange County lots run 8–12 weeks from excavation to first swim. What stretches a schedule isn't construction — it's permit delays and design changes, which is why we finalize engineering and design before digging and keep the schedule you can plan around.

Budget & Schedule for a New Pool

A new gunite pool in Orange County typically starts around $60,000 for a compact build, with most complete projects between $85,000 and $120,000 and estate builds at $150,000 and up. Hillside, coastal and tight-access lots move the number more than any finish choice, because they change the engineering and the excavation.

On schedule, plan on two to four weeks of design, two to six weeks for engineering and permits (longer where an HOA reviews the plans), and eight to twelve weeks of construction from excavation to first swim.

“I highly recommend Ryan and team. The entire build process was nearly seamless and the team communicated each step of the way. … After a number of estimates by other builders we felt most confident with Ryan and team.”

“From the very start Ryan was very informative and balanced in his approach to getting us what we wanted and staying within budget. … They even put in details that we would have never even thought to look for. This was our first experience building a pool and couldn't have been happier with the outcome.”

New Pool Construction FAQs

A city building permit (or a County of Orange permit in unincorporated areas), plus HOA architectural approval where an association governs the lot. Coastal and hillside properties can add coastal-zone and geotechnical review. We prepare and submit the full package.

California's Swimming Pool Safety Act requires a new residential pool or spa to have at least two of the drowning-prevention features it lists — for example an enclosure that isolates the pool, alarms on doors to the pool area, or a safety cover. We design the required features into the plan so they pass inspection.

Layout and excavation take one to three days, followed by steel and plumbing, the shotcrete shell, tile and coping, decking and equipment, and finally plaster and startup. The city inspects key stages — typically the steel and plumbing before the shell is sprayed, and the safety features before final sign-off.

You can, but it costs less to plan them now. Spa and feature plumbing is set before the shell is sprayed, so including them in the original build avoids cutting into a finished deck later.
